Using a realtor is an option but let's face it with commissions running anywhere from 6-8% that can get to be very expensive. A $150,000 home will cost you $9,000 to $12,000 and a $250,000 home will cost you between $15,000 and $20,000 in commissions. That's a significant down payment on your new house, money for college educations or just a portion of your nest egg that you will be giving your agent to perform the same functions you may do yourself. For example, separate studies from Stanford University and Northwestern University found that “For Sale by Owner” sellers are as successful as agents in maximizing the sales price of their homes and, after commissions, come out financially ahead from those that used an agent. Even the National Association of Realtors (NAR) has reported that “For Sale by Owner” sellers get closer to their asking price and sell more quickly than those who used an agent. The September 2008 issue of Consumer Reports magazine reported that FSBO (For Sale by Owner) sellers are more likely to get their asking price while agents deliver, on average, a sales price that is $5,000 less than the original asking price.

You see that selling yourself is a very viable option but how does it work? First thing you put a sign in your yard and you would be in control of any leads that your sign may generate. You DO get to show your own home and we know that is a plus, because no one knows your home as well as you do. So once the sign is in the yard, your next step is to find a way to promote your property and get people to see your sign. Unless you live on a busy thoroughfare less than 1% of all potential home buyers will actually drive by your sign. So the need to promote your home may lead you to the local newspaper but there are ever increasing problems with newspaper advertising these days. In addition to a limited geographical area (which is very important and we will discuss later), across the industry, the Audit Bureau of Circulation said that in the most recent reporting period weekday circulation was down 4.6 percent, and Sunday circulation fell 4.8 percent. At least 120 newspapers in the U.S. have shut down since January 2008, according to Paper Cuts, a Web site tracking the newspaper industry. Readership is dwindling and you need a strong growing venue for advertising you home if you want to sell quickly and for the price you want. Perhaps the greatest downside is that to advertise your home in the newspaper with a 3 line ad that doesn't say much about your home like the example shown here, until it sells, will probably cost you as much or more than a real estate agent.

As I mentioned previously, geography is very important. Most realtors and newspapers deal in a limited geographic area which reduces the number of people likely to find out that your house is for sale. According to the NAR “Profile of International Home Buying Activity,” 28% of current home purchases in the U.S. are made by foreign buyers and in survey done recently by National Family Opinion of Toledo, Ohio, 39.4% of the responders said they were planning an out-of-state move and 27% plan to move to a different city or town.
